Columbus Capital Management LLP (Columbus) has completed a £26 million restructuring of the head lease of Lombard House at 33 Gracechurch Street, London EC3 with the Fishmongers' Company.

A new Pan-Asian buffet restaurant is opening for business at Sunniside Leisure, High Street West, Sunderland. Columbus Capital, advised by BNP Paribas Real Estate and Pudney Shuttleworth, has let the 13,000 sq ft two-storey restaurant to Kandaya Limited trading as Dozo. The lease is for a 20-year term at £94,500 per annum.

Columbus UK Real Estate Fund, advised by Columbus Capital Management LLP, has completed its final equity closing taking the total equity raised to approximately £160m. Additional fund capital has come from two large global investors whilst a UK corporate pension fund has made a co-investment commitment. This equity, together with senior debt, has given the fund up to £320m to invest, half of which has already been deployed.

Columbus UK Real Estate Fund, advised by Columbus Capital Management LLP, has acquired the entire property holdings of London industrial specialist Alycidon Investments Ltd. The purchase price of approximately £15 million reflects an initial yield of 8.6% and a capital value of £65 per sq ft.

Columbus UK Real Estate Fund, advised by Columbus Capital Management LLP, has acquired the remaining assets of Stockland Ventures Limited for approximately £50 million reflecting an overall yield of approximately 7%. The assets consist of two Central London office buildings and a shopping centre in Eastbourne, Sussex.

Columbus UK Real Estate Fund, advised by Columbus Capital Management LLP, has acquired the Clyde Retail Park in Glasgow*, from the UBS Triton Fund, in a joint venture with Chester Properties. The purchase price of £19.1 million reflects an initial yield of 7.9% and a capital value of £135 per sq ft. The same joint venture bought the Brandon Centre, Motherwell in May last year.

Columbus UK Real Estate Fund, advised by Columbus Capital Management, has completed a purchase and leaseback of nine family entertainment centres from AMF Bowling. This combined with an equity investment from Close Brothers Private Equity Capital (CBPE Capital), has financed AMF’s simultaneous acquisition of its main rival, Hollywood Bowl, from Mitchells and Butler plc.
