Schroder Investment Management (Switzerland) AG, Zürich, as fund manager (the «Fund Manager») announces today that it is considering a capital increase for Schroder ImmoPLUS (the «Fund») to strengthen the equity base by up to CHF 100 million.
The issue proceeds from the capital increase are to be used, among other things, to refinance the newly acquired office buildings (summarized to one property in the annual report). The property, valued at around CHF 70 million, lies in an attractive and well-connected location in Lausanne. This acquisition has further strengthened the portfolio and has further improved the risk-return profile. The remaining proceeds will be used to invest in existing projects and to further reduce levels of short-term debt.
The Zürcher Kantonalbank is acting as the sole lead manager of the transaction. More detailed information concerning the planned capital increase will be published in due course.

Schroder ImmoPLUS was launched in September 1997 and invests in real estate in attractive and well- developed locations throughout Switzerland. Preference is given to investments in profitable commercial properties in economically prosperous regions. The investment objective is to generate attractive long-term returns for investors.
