Sourcing, analysing and executing new transactions

The main task in the field of investment management is the sourcing, acquisition and sale of real estate according to the investment strategy of our clients. As investment manager we strive for innovative and tailored investment solutions for our clients and work with our clients to define strategic investment criteria and match these with suitable, high-quality real estate investments in the relevant markets. This is essentially done on the basis of our clients' demanding yield and quality criteria and their given opportunity / risk appetite, as well as our sound market knowledge and in timely anticipation of market trends.

As part of our direct investment strategy, we pursue core strategies as well as core plus and value-add approaches for our clients. Standing properties as well as investments in project developments on the basis of turnkey arrangements are considered as target allocation.

Our direct investment focus is centred around metropolitan office properties and food-anchored retail properties as well as mixed-use properties, logistics and hotels. The investment approach has therefore been constant and verifiable for many years both geographically and also in regards to the assets classes.

The majority of our transactions are sourced in a direct approach (“off-market”) through a strong corporate network (e.g. industry, developers, retailers). In addition we also hold a reliable network with established real estate brokers. The team has also a proficient expertise with regards to sale-and-lease-back transactions with food retailers and corporates in the DACH region.

We have established a sound transaction experience spanning from the initial analysis to the optimal implementation of a transaction. We have gained profound knowledge of the opportunities and risks associated with real estate investments based on our active management expertise, enabling us to ensure that our clients make informed decisions.

We coordinate and execute acquisition processes, inter alia:

  • Comprehensive rigid due diligence
  • Underwriting (e.g. NOI analysis, multi-annual cash flow projection, development of business plan)
  • Coordination of third-party service providers (e.g. legal, tax, environmental, technical, valuation)
  • Negotiation and documentation (e.g. term sheet, SPA, Closing)
  • Support on arranging debt financing.

Exit realisation

Based on clients objectives, we suggest exit realisation at attractive points in the real estate investment cycle on the basis of comprehensive hold vs. sell analyses and timely anticipation of potential market developments. We advise on specific deal structures (e.g. one-to-one negotiated deal, structured bidding process) and coordinate disposition processes, inter alia covering the following services:

  • Define disposition strategy including strategic positioning by investment strategy (core, core+, value add) and transaction type (single vs. portfolio)
  • Identifying suitable investors from Schroders’ network, as well as third party suitable investors
  • Provide information and guide preparation of marketing materials for disposition process
  • Coordination of third-party service providers (e.g. legal, tax, environmental)
  • Negotiation and documentation (e.g. term sheet, SPA, Closing)
