Schroder ImmoPLUS has today successfully concluded a transaction to acquire a commercial property in Winterthur with effect from 1st January 2018. The key details of the transaction are:
- The acquisition of a fully let commercial property in Winterthur for CHF 65.1 million with an expected net yield of around 4.6% and an annual (net) rental income of CHF 3 million;
- The tenant is the Swiss subsidiary of the listed Zimmer Biomet Holdings, Inc., one of the largest global providers of orthopaedic implants, with a remaining lease term of just under 10 years;
- With this acquisition, the total value of the ImmoPLUS real estate portfolio will increase to around CHF 1.6 billion;
- A capital increase is being considered for the long-term financing of this strategic acquisition. The volume will depend on market conditions and is expected to be in the range of CHF 100 to 135 million.
