One Cambridge Square, Cambridge
SCREF is investing alongside like-minded development partners in a 34-acre mixed-use scheme, immediately adjacent to the new Cambridge North Station to create new spaces for people to work, live, and enjoy recreational activities. The Fund is currently developing a new life sciences centre, and has pre-emption rights over two further phases of offices which stand to benefit from growing demand from the technology and life sciences sectors. This large-scale project in one of the UK’s leading cities has great potential within our portfolio, and may create co-investment opportunities for investors.
Croydon, Ruskin Square
The Fund’s unique, 9-acre, town centre site in the expanding London Borough of Croydon creates a regeneration opportunity spanning multiple real estate sectors and several phases, with co-investment potential for investors. Our scheme is anchored by two government-let office buildings (the first of which is complete, and the second currently under construction), with further phases of offices and residential to follow. The transformation of Croydon is both creating long-term value for investors, alongside positive environmental and social impacts.
SCREF is focused on enhancing its alternative asset exposure. In 2017, the Fund acquired its own self-storage company, with five assets located around London and the M25. We recognise the opportunity created by structural demographic shifts, including changing housing occupancy patterns, and our early entry into the self-storage market means the Fund is well-placed to capitalise on the expected growth within the sector.
Wenlock Works, Old Street
Wenlock works is an example of SCREF’s prime office portfolio, with a tenant base focused on the expanding technology and software sector to provide growing and resilient income. The Fund acquired the building as a distressed asset for £18.5mn in 2012, and undertook a substantial re-development to deliver a significant net capital value uplift, with strong tenant demand created by high quality space and leading sustainability credentials.
Hartlebury Trading Estate
SCREF’s industrial portfolio comprises high quality multi-let industrial parks and logistics assets adjacent to key infrastructure hubs, such as Heathrow Airport. Hartlebury Trading Estate is a key example of one of our largest industrial estates, with a diversified tenant base and future development potential to create additional space and grow revenue, enabling our investors to profit from the sector through creating rather than buying expensive existing stock.
Acorn Industrial Park, Crayford
SCREF’s investment focus in the industrial and logistics space is on identifying well located, multi-let estates that offer strong rental growth prospects and are well positioned to adapt to change, including demographic shifts, the growth of new technologies, and growing demand for assets with high sustainability credentials. Located in London, Acorn Industrial Park provides last-mile logistics capabilities, and stands to benefit from the growth of e-commerce generating tenant demand for high-quality and well-located assets.
